Contemporary extension to a bungalow in North Down, creating a bright open-plan living space connected to a raised garden terrace.

Following planning approval, the project evolved through technical design as the clients refined their requirements during the development of the construction information. My role was to develop the approved scheme into a coordinated technical design suitable for construction, while responding to design changes introduced during the project.

The work included detailed construction drawings, specifications and practical construction detailing. Particular attention was given to the building envelope, thermal continuity, construction junctions and the specification of proprietary Catnic-type lintels appropriate to the approved design.

As the design developed, the approved scheme was refined to accommodate changes requested by the clients. Rooflights shown on the planning-approved drawings were replaced with high-level clerestory windows, providing additional natural daylight above the kitchen while maintaining privacy from neighbouring properties. The raised terrace responds to the site’s changing levels, strengthening the connection between the new living space and the garden.

The completed extension introduces a simple contemporary form to the existing bungalow while significantly improving natural light, spatial quality and everyday living. Large glazed openings create a strong visual relationship with the garden, balancing modern architectural expression with practical family use.
